I am currently trying to move, and I was wondering what are some of the things that landlord’s look for when checking the status of an applicant’s background, such as credit, and rent history. What are some other things that landlord’s look for in a potential candidate’s application?

First of all, No Evictions. Next would be issues like bankruptcy, charge-offs and unpaid collection accounts. Many will also use a tri-merged credit score. They also look at income…and will likely want you to prove income of 2-3 times the rent. Such is the case with any property management company. If your situation has any of the red flags listed above, you will most likely need a cosigner or go through private party. You may also want to consider sharing a rental situation with someone else, but the landlord may require all tenants to apply, no matter the time of move-in. At least with a private party, you can offer to pay a larger deposit or an extra month ahead.

I live in the Philippines, though Philippines is not in the Playstation Network list when you register. So, when I try to buy stuff, it says I’m from the United Kingdom (because I put my alternative address there. I am a university student). This is a problem because I do not use a UK credit card. I’m also a big Metal Gear Solid fan, and it also means I can’t purchase from the metal gear online store! My Philippine credit cards don’t work.

You may use a “virtual” credit card as if it were issued in the selected country (UK in your case), you add credits on it using your own credit card (the one you got from Phils) and there you go. It works kinda like PayPal, you add credits and you spend only what you put into your virtual credit card.

Or, an easier and safer way to go, you could buy a PSN Card from eBay (those gift cards that you redeem the code), get the code via email and there you go. Make sure you purchase a valid gift card (from the country you got a PSN account). Note that the PSN gift cards are not available in Europe yet.

If you wanna buy a gift card from ebay (beware it’s overpriced by now, since they are rare), try making a bogus US account and you can purchase stuff from the US store. (The contents might be the same, a few released earlier or later, but still..)

Should I close this credit card account and keep my current terms?

I just got a statement from the credit card company saying that they will increase my APR from 9% to 18.99% in May, unless if I decide to close the account and keep the current terms. Although I haven’t maxed out the credit card, the higher APR will hurt me financially because I can’t afford to pay a higher minimum payment. I heard about closing a credit card will hurt my credit score, but I really can’t afford the higher APR at this time. Should I close the account and keep my current terms and risk getting a lower credit score, or should I keep my account open but be financially strapped with the higher APR? Please help.

Some hard reality for you. If you can’t afford the increased minimum payment, you really should not be worrying about your credit score right now. The reason being that the only reason you need a good credit score is to obtain new credit. But if you obtained new credit that would mean that you would have an additional payment(which you have said you can’t afford). Also, if you are almost maxed out and are only paying the minimum right now, your score is already suffering.

You may want to attempt to open another card with a 0% Balance Transfer. If that is not possible then close out this account to keep the better rate. Especially if you will have a hard time with the higher rate. Because becoming delinquent on the account will be much worse than having it closed but still paying current.

Multiple interest rates credit card calculator?

Does anyone know of a multiple interest rate credit card calculator? I have one credit card, with two interest rates. One rate is for balance transfers the other is for actual purchases (yes I’m working on getting that changed to just one rate for everything, but I’m not there yet). Is there a calculator out there that allows me to put in the amount charged to one rate, the rate, and the amount charged to the second rate and the second rate, then tell me based on that and my payment amount how long it will take me to pay off my credit card?
